All the details on our most recent flip house renovation!


Flip house renovation
It’s always been a dream of mine after watching endless hours of HGTV to one day renovate a house and sell it. In 2019-2020 we renovated our first home with some friends of ours and had so much fun.
Fast forward to three years later and Jade and I were ready to tackle another project, this time on our own when it came to designing everything and sourcing it all.
We bought the house in October of 2022, and were ready to start the renovation early November of that year. It’s now March 2023 and we just wrapped up taking photos of the now completed flip house to share with you here on the blog!

What makes any flip house fun is seeing the before and afters off each space. We were able too get our hands on the photos used for the listing when we bought the house and then Jade and I went through and recreated each shot but with everything now being renovated so you can see just how far this sweet house has come on her renovation journey.
I thought we could room by room and check out the photos as well as share all the sources for everything we used on this remodel.
The basement
The basement in this flip house was by far the biggest transformation and turned out to be my favourite space in the whole house.



Projects and sources for the basement
As you can see the basement in this home was pretty dated with lots of old wood paneling covering every wall. It also had a lot of extra half walls added here and there that really made the space seem smaller then it actually is.
We got rid of the half wall next to this beautiful old brick fireplace and drywalled the entire basement for a clean fresh look. This home also had nice big windows in the basement which really helped with making this space nice and bright for the future home owners.
We loved the fireplace so we kept it as is except we took down the old CARPETED mantel and Jade made a beautiful wooden mantel for it. We also lined the wood box with black metal and spray painted the vent black to match. Now this beauty of a fireplace is the star of the show in the basement and will be a wonderful space especially in our cold dark winters for the family that ends up with this sweet home.

We also added a 4th bedroom to the basement, and updated the little bathroom down here too. We also cleaned up the existing laundry room and added in. a new washer and dryer.




The upstairs of the flip house

The Kitchen
Moving on upstairs, we got the railing replaced. This was one of the only custom things we had made for the house by a friend of ours. if you are looking to add a new metal railing to your home or a flip house you could try searching for welders in your area to make you something similar.
On to the kitchen, we ended up gutting the previous kitchen and completely changing the layout as well. For this room we went to Fine Line Cabinets & Counter-Tops here in Grande Prairie and had them design a couple options for us for the kitchen layout.
As someone who has had very little experience with creating kitchen layouts this was so nice to have done for us and not to have to do ourselves! The woman we worked with also had the brilliant idea of bumping a dining table up to the island to help save space in this smaller home as well as create a specific spot for the table as there is no actual dining room in this home.

The living room

The living room materials and products
For the living room we took down the side wall that was also part of the kitchen. We painted and added new flooring as well as a new window and new trim. We also added in the new railing as I mentioned and a new entryway light fixture.
Lastly Jade installed a simple wainscotting using trim to add some visual interest to this room.

The Primary Bathroom in our flip house renovation

This was by far my favourite room to design in the house because I got to have a little more fun design wise in this bathroom.
This is the only bathroom upstairs and not only would it serve the family that purchases this home but it would also be the bathroom their guests use so I wanted to have a little more fun and make this room stand out and feel special.
We didn’t change the layout of this room except that we took down the half toilet privacy wall which made the room feel a bit bigger.
Jade installed vertical shiplap going 3/4 of the way up the wall and painted it, the trim and the inside of the door and closets to match to give this room a traditional elegant feel.
We added in a double sink vanity and two gold edged mirror as well as the cutest little glass pendant lights. My very favourite element though has to be the brass faucets we got from Amazon of all places. They are stunning and fit the budget, win win!

Bedrooms in our flip house renovation
Lastly we renovated all the bedrooms upstairs. We added in the vinyl flooring in each, new light fixtures. Jade added in custom built ins for the primary bedroom closet and each room got new 3 1/2″ wide trim plus new doors.
